  • 1.What time is check in and check out?
    Check In: 4 PM Checkout: 11AM – If you need additional time, you can always ask. Sometimes we can accommodate late checkouts and early check ins.
  • 2.Who else is living/staying in the apartment? What exactly will I be sharing with other guests?
    This property is a duplex. Our property is the one on the northside. We do have neighbors on the southside (right side). No one lives in our property. We frequently go as it is our second home. The two units on our side may be rented simultaneously. The properties do not connect on the inside so bathrooms, kitchens, etc. are not shared.

    The outside amenities like the deck, picnic table and grill would be shared if other guests are staying in both units.  We have not had issues with people sharing. Everyone has been respectful of each other’s space. There are two paths to the beach – through the deck and a natural pathway to the left. Plenty of space in the beach to be separate.

    Guests have no access to anything on the neighbor’s side.

  • 3.How do I access the unit?
    Downstairs Unit – The entrance is located on the back of the property. A lockbox with one key can be found next to the sliding door. The combination is provided to the renters when the check in instructions are sent.  There is only one door to access the unit.

    Upstairs Unit – The front door has an electronic keypad which can be opened with a four-digit code. The code is provided to the renters when the check in instructions are sent.  The code provided is valid for the dates guests rent the property.

  • 4.Do I need to remove my shoes to go into the property?
    This is not a requirement, but we encourage it.  When coming form the beach, we do expect guests to remove the sand from their bodies/feet. There is an outdoor shower and a hose on the ground level to remove all the sand.
  • 5.Do I need to bring my own chairs, umbrella, beach towels and/or cooler?
    No, there is no need to bring your own items. There are plenty of beach chairs and one umbrella. Towels are also provided.  Some people who have driven (vs flying) have brought their own umbrellas and coolers.
  • 6.Can I bring my pet?
    Regretfully No. Airbnb has no say when it comes to pets being allowed at a property. It is entirely up to the host to set the rules and regulations regarding pets, and we have chosen to make this property not pet friendly. You can ask but most likely we will say no.
  • 7.I am traveling from out of state. What’s the closest airport to Melbourne Beach?
    Melbourne Beach has an airport (MLB). People have also traveled to Orlando (MCO) which is about 80 miles away. Next closest would be in Palm Beach (PBI), which is about 100 miles away.
  • 8.I am planning to work remotely while I am there. How reliable is the Wi-Fi?
    The signal is very reliable. However, it may not be strong when at the beach. We have spectrum as the internet provider, and we have not had any issues. When it comes to cell phone use, people have commented that Verizon Wireless is better than ATT. We personally have ATT, and it works fine. We do set up our phones to allow “calls over Wi-Fi”. Once you get to the beach the connection comes and goes but no issues when inside the property. Hopefully you are not using a laptop when at the beach. : )
  • 9.Can I invite friends over while I am staying at your property?
    Yes, but we strongly encourage you to keep guests to a minimum. They can visit for the day, but not spend the night. Your booking allows for the number of guests you disclosed when you made your reservation.  Also, keep in mind that parking may be a problem as there are no parking spaces available beyond what is offered to you.

  • 10.What is your cancellation policy?
    Once the reservation is made, you will have 48 to cancel in case you change your mind. After that, portions of the funds may be returned.Cancellation Details can be found on the Airbnb Descriptions.
  • 11.Do I need a car to move around the town?
    To go to the shops, restaurants, and other attractions, you will need a car. You have the option of driving 20 minutes north to go to Melbourne or you can drive south 20 minutes and go to the City of Vero Beach. The property is in a residential area but not as crowded as the properties closer to Melbourne. The Sebastian Inlet State Park is walking distance (1 mile).

    Near our property besides the Sebastian Inlet State Park, you will also find additional fishing spots, access to the Indian River, a golf course, tennis courts and nearby watersports including places to learn how to surf. There is a small store walking distance that is extremely convenient for things you may need but don’t have the time to go the supermarket. We don’t recommend taking care of your groceries list there. It is best to drive 18 minutes to the closest Publix Supermarket.

  • 12.What attractions are nearby?
    One nice thing about the location of the property is that you can plan trips (including day trips) to explore other parts of Florida.

  • 13.What do you mean by quiet hours?
    Since this property is in a very quiet area and because it is a duplex, we have established quiet hours that run from 10PM to 7 AM.  It is obvious that the area is extremely quiet so if guests are loud, neighbors will probably be complaining.
  • 14.Should I worry about rip currents?
    It is important to always assess the ocean before making plans to go in, especially when you are with children. Please use common sense and try not to be alone on the water. We track rip currents or other weather threats using this website: https://www.weather.gov/mlb/ripcurrent. The website is updated daily. We have days when the ocean looks like a lake while others we just like to admire it from the shore.
  • 15.How do I keep the sand outside when coming back from the beach?
    There is an outdoor shower and a hose which we highly recommend using before making it back in. The sand that is brought in has ended up on the floor, sofas and even in the shower which has resulted in clogged pipes. Please make sure to remove all the sand from our body and bathing attire. There is also a thick broom outside to sweep the sand outside the doors.
  • 16.What are “no see ums”?
    Many people don’t know what a no see um looks like because of its tiny size, but if one bites, it’s hard to miss. The insect is a bloodsucker many times smaller than a mosquito, but with a bite inversely more painful. The sting causes a large welt that can irritate the skin for several days, causing severe itching. It is tiny enough to pass through window screens, making it a nuisance to people.
  • 17.Is the water safe to drink?
    Yes. Water from a private well goes through a 3-Stage Filtration System; In addition, the unit upstairs has additional filters for the refrigerator and the ice maker and wet bar sink. Nonetheless, some people don’t like the taste of it, and prefer to buy water at the supermarket (Publix, Walmart. Home Depot).
  • 18.Can I bring my own paddle board, Kayaks and/or canoes?
    Yes you can bring these with you. Not many people use these on the ocean, but you can always drive or even walk to the river side and use them there.
  • 19.Why can’t I have the doors and windows open when I am in the apartment?
    You can. However, if the AC is running then you should not.  Air conditioners work best by cooling air in confined spaces, and open windows either let cool, conditioned air drift outside or bring in hot air from the outdoors. The only exception to the practice of opening a window with the A/C running is when it’s considerably cooler outside than in, as long as the air isn’t overly humid. Leaving the air conditioner on while the windows are open will increase the amount of work the unit has to do. The extra humidity the fresh air brings in will eventually make the air conditioner work harder once the home warms up again.

  • 20.How many parking spots do I have?
    The property has a total of three parking spots. One parking space is designated to the apartment downstairs and the other two are assigned to the unit upstairs. When only one unit is rented out, the guests may be able to use the space(s) available, but renters must discuss with owner first.

    No additional cars can park overnight without prior authorization. If an additional car is parked with no prior authorization, a $200 per night fee will be charged to renter.

    • Simply no expectation that the renters would have two vehicles.

    Upstairs Unit = 2 Parking Spots

    • If renters have a third vehicle, it could be parked down by the edge of A1A; Owner bares no responsibility for anything that may happen to the vehicle (ie towing).
  • 21.Can I bring an RV?
    There is no space to park an RV. However, there is a place called Long Point Park which is no more than five minutes away from the property and RVs can park there. You can call 321-952-4532 to inquire about space and fees.
  • 22.When is Turtle season and what do I need to be aware of?
    Residents and visitors can help to make our area as turtle friendly as possible by remembering to keep beaches clean, flat, and dark from May 1 through Oct. 31. County ordinances prohibit visible lights of any type, including cellphones and flashlights, at night during this time. It is also important to remove beach chairs and other obstacles each night as well as to knock down sandcastles and fill in any holes that may block or trap sea turtles. Please remember sea turtles are a protected species and may not be disturbed or harassed.  There is so much information about turtle season! Here are a few resources to learn more:

  • 23.What can I flush down the toilet?
    Do a simple search online and list after list pops up on what items not to flush. This can be quite overwhelming and a little scary. However, the only list to remember is the list of things that are safe to flush. This list includes waste and toilet paper. All other things should find other means of disposal. Let’s keep what belongs in the toilet in the toilet and the rest can go in the trash.

    Being cautious of what is flushed reaps benefits for the safety of the water supply and, therefore, human and animal life. Also, this practice saves endless inconvenient and even costly clogs, damage, and septic system failure.
